Carolyn D. Breeding, Appraisal Services upholds the highest professional ethics

Appraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have become more difficult than ever in the past. So it goes without question these days that real estate appraisal can unquestionably be called a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.

An appraiser's main obligation is to their client. More often than not, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Certain details relating to an assignment are to be shared with the appraiser's client. So, as a homeowner, if you want a copy of an appraisal report, you normally have to get it through your lender and not the appraiser.

Other responsibilities include accurate calculations appropriate to the scope of the assignment, acquiring and keeping a certain level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at Carolyn D. Breeding, Appraisal Services, we take these ethical responsibilities very to heart.

Appraisers can also have fiduciary obligations to third parties, including homeowners, buyers and sellers, or others. Normally the third parties are specifically defined in the appraisal report. An appraiser's fiduciary duty is restricted to those third parties who the appraiser knows, based on the scope of work or other things in the framework of the order.

Carolyn D. Breeding, Appraisal Services has an established track record for producing competent and ethically superior appraisals. Contact us today to learn more.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must store their work files for at least five years - something else Carolyn D. Breeding, Appraisal Services takes very seriously.

We meet or exceed the industry standards and rules set in place for professional behavior. We can't accept anything less from ourselves. Doing assignments where our fee is dependent on our value conclusion is not something we can consider. In other words, we can't agree to do an appraisal report and collect payment on the contingency of the loan closing. There's certainly a conflict of interest if an appraiser can report a larger value and then get paid more money! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be at ease knowing we are working hard to objectively determine the home or property value.

With Carolyn D. Breeding, Appraisal Services, you won't have any doubts that you're receiving 100 percent ethical, honest service.
